Those homes are reaching the age where families outgrow them, and we’ve noticed something consistent in how these extension projects begin.
The owners arrive relaxed. Modern house, drawings on file, no Victorian mysteries in the walls — how hard can it be?
Our observation, from the projects we’ve taken through: the architecture genuinely is the easy part.
What catches people is paperwork, in layers a period-house owner never meets, and the pattern of who sails through and who stalls comes down to one thing — whether those layers were opened in week one or discovered mid-build.
Take the warranty first. Most new-builds carry ten years of structural cover, usually NHBC’s Buildmark, and in our experience owners treat it as something that protects the house rather than something that constrains alterations to it. It does both.
Cut into the structure without following the provider’s process and cover on the affected elements can be compromised — so while the clock runs, we treat the warranty as a member of the design team, its requirements sitting alongside the building regs, the new workmanship documented to the standard the original certificate set.
The actual policy terms live in the solicitor’s completion pack, which in our experience nobody has opened since the day they got the keys. We ask for it at the first meeting now, because we learned to.
