Innovative Kensington Extensions Crafted with Exceptional Architecture
Our Kensington architects create smart, sustainable extensions that suit your space perfectly.

Wraparound
We specialise in wrap-around extensions. This is a popular way to expand and transform properties. This extension combines a rear and side addition. It creates an L-shape that expands ground-floor space. This is ideal for open-plan kitchens, living spaces, or adaptable rooms that fit modern lifestyles. We handle everything from design and planning permission to construction.

Single Storey
A single-storey extension can really boost space in your Kensington property. It can be added to the back or side of the property. This addition offers more space for a modern kitchen, a living area, or a home office. This extension improves the flow inside and makes the property more practical. Our architectural team makes it easy for you to get great results that suit your property.

Multi Storey
A multi-storey extension in Kensington can provide a lot of space. You can use it for extra bedrooms, bigger living areas, or more bathrooms. Building up on your property lets you make the most of it without losing any garden space. We take care of everything. This includes planning, permissions, and construction. We ensure your extension fits well with the current architecture.

Side Return
A side return extension utilises the unused space beside your home. You often find this add on in Victorian and Edwardian buildings in Kensington. Clients can extend into this narrow area to make a wider, open-plan kitchen. This change will let in more natural light. Our architects are experts in side return extensions. These designs boost functionality and add to the property’s value.

Rear Extension
A rear extension expands the back of your property. This gives you room for an open-plan kitchen, a larger dining area, or a more spacious living room. This is ideal for clients looking to improve their ground floor. These extensions boost natural light and link indoor and outdoor spaces smoothly. We create rear extensions that match your home’s style. They also boost efficiency and value.

KENSINGTON — MATCH OR CONTRAST: SHOULD A KENSINGTON EXTENSION LOOK OLD OR NEW? (NPPF; DESIGN)
Every Kensington extension project reaches the same fork in the road, usually around the third meeting.
Do we build it to match — brick for brick, cornice for cornice, so the addition dissolves into the original? Or do we build it honestly new — glass, zinc, crisp shadow lines — so anyone can read exactly where 1870 stops and now begins?
Clients arrive assuming there’s a correct answer. There isn’t. There’s a correct process, and it starts with the building, not the mood board.
What each approach demands
Matching is the harder road, which surprises people. Convincing replication needs the right brick from the right kind of yard, lime mortar struck the old way, joinery sections copied from survey rather than catalogue. Done to that standard it’s quietly superb. Done to eighty per cent it’s the worst outcome available — a pastiche that fools nobody and flatters nothing.
Where the budget won’t stretch to proper matching, half-matching is the worst money spent.
Contrast carries its own discipline. The honest-new extension succeeds through restraint: a limited palette, proportions taking their cue from the host even while the materials refuse to, and detailing sharp enough to justify the confidence.
National policy is comfortable with both roads — the NPPF asks for design quality, not costume — and Historic England’s advice on new work in old settings says plainly that good contemporary design can sit beside historic fabric. The Twentieth Century Society exists partly because yesterday’s confident additions became today’s heritage.
Reading the room, and the borough
The building votes first. A house with a strong, complete rear elevation argues for deference. A back already muddled by a century of lean-tos can welcome one good clean move that reorganises the mess.
Position matters too: work visible from the street carries a different burden from work only the garden sees.
Then the borough. RBKC’s conservation officers assess extensions across some of England’s most protected streetscapes, and the pattern in their decisions rewards conviction either way — what struggles is the timid middle, the extension that neither matches nor commits. Which conveniently matches the design truth.
The choice is the concept decision on any Kensington extension — everything downstream flows from it — and it deserves to be made deliberately, with the arguments written down, before a single elevation is drawn.
The schemes that succeed pick a side and execute it with conviction, because in this borough, half-heartedness is the only approach that reliably fails.

KENSINGTON — GLAZING THE FRONT AREA: PAVEMENT LIGHTS AND LOWER-GROUND EXTENSIONS (DOC K)
Look down as you walk a Kensington terrace and the Victorians are still lighting rooms beneath your feet. Those grids of glass lenses set in iron and concrete — pavement lights.
Were the nineteenth century’s answer to a problem the borough still has: how to get daylight into the lower-ground front rooms and vaults that sit below street level.
Extending or upgrading at lower-ground level brings that front zone into play, and it’s a small world with its own rules, materials and opportunities.
The area, the vault, the light
The classic arrangement: a front “area” (the open well between pavement and house), a vault or two burrowing under the pavement itself, and the lower-ground rooms behind.
Modern projects want three things from this zone. More daylight into the front rooms. Useful space in the vaults — plant, storage, occasionally more.
And a front approach that works safely, because the area is a floor-height drop guarded from the street, which is where Approved Document K and its guarding provisions quietly preside over every railing and grille decision.
Original pavement lights reward care rather than replacement. The cast-iron frames are streetscape in their own right — Historic England’s street furniture guidance treats them as part of the public realm’s character — and specialist refurbishment with new glass lenses usually beats ripping out.
Where new walk-on glazing goes in, it’s a designed product: load-rated for the pavement above, slip-resistant, specified to the glazing industry’s standards — the GGF covers the territory — not a rooflight laid flat and hoped over.
Whose pavement is it anyway
Here’s the catch that surprises owners: the vaults and the pavement above them sit in a legal and practical tangle.
The vault may be yours; the surface the public walks on answers to the highway. Works affecting the pavement need conversations beyond your own boundary, and RBKC takes a close interest in anything altering the street’s floor. Especially in conservation areas where the ironwork, the York stone and the rhythm of railings are the protected view.
Structurally, opening up between vault and house, or enlarging the glazed area, is real engineering over a public walkway, with building control engaged as for any structural work.
The reward for doing it properly is a genuinely transformed lower ground: front rooms that stop apologising, vaults promoted from junk stores to working space, and daylight arriving from a direction the house had forgotten.
The Victorians solved this with iron and glass lenses. The modern kit is better. The idea was theirs.
