The delta between those versions is the cheapest insurance in construction.

Not what it runs now. Now is easy. Most of these terraces are still coasting on a wiring philosophy from a time when the big loads were a cooker and an immersion heater. The consumer unit is the size of a paperback and it copes fine.
But the client sitting across the table wants a heat pump eventually, or thinks they might. There’s an EV on order, or there will be — and a 7kW charger runs for hours, not minutes. The new kitchen will have an induction hob, which spikes harder than the old cooker ever did.
Add an electric shower or two, a garden office, and a cupboard in the loft with a router and a NAS drive humming around the clock, and you’re describing a completely different electrical load to anything the house has ever carried.
So the question isn’t rhetorical. The answer changes the design.
What we do about it
We’ve started calling the approach electric-first, which just means: treat the wiring as infrastructure for the next thirty years, not as second-fix shopping.
Do a load assessment for the house the client is becoming — heat pump, car, kitchen, all of it — and let that number drive three decisions nobody will ever photograph.
The board. Spec the consumer unit with spare ways. A full board is the most common reason a heat pump or charger quote doubles later, because now the job includes replacing the board.
The supply. This is the one that catches people. A fully electrified house can push up against the limits of an older single-phase connection, and if the supply needs upgrading, that’s a conversation with the network operator — who works to their timescale, not yours.
