Payte has been appointed on the conversion and fit-out of a new retail unit in Clipper Street, East London. TheA property developer came to us with a flat in Sussex Place, Paddington, that they planned to rent out. They wanted it to feel luxurious and modern, but it was an investment, so the budget was tight and the numbers had to stack up.
What we did
We took on two parts of the job. First, the Licence to Alter package, which got the landlord’s consent for the works. Second, the full interior design, led by our Creative Director, Badrieh Johari. We started on site on 27 May 2026.
Running both under one roof meant the client dealt with one team the whole way through, rather than chasing a consultant for the licence and a designer for the interiors.
A rental flat needs a different approach from a home someone will live in themselves. It has to look good in listing photos and impress at a viewing, but it also has to cope with tenants moving furniture, cooking and living in it day to day. [Worth adding one or two real examples here, e.g. the flooring, kitchen finish or lighting you chose and why.] We kept that in mind with every choice, and kept the spend cautious.
The result
The flat went on the market and was let in less than a day. No void period, so the client started seeing a return straight away.
