Complex listed building consent secured in Bryanston Square

Payte has taken a complex apartment scheme in Bryanston Square, Marylebone, through planning and listed building consent. The Grade II listed property had seen earlier proposals run into difficulties.

The challenge

The client wanted substantial changes at the rear of their apartment. In a Grade II listed building, that is never straightforward. Any alteration that affects a listed building’s special character needs Listed Building Consent first, and the council must give particular weight to preserving it.

The proposals also had to respect the neighbouring properties and the wider planning context. Earlier proposals for the property had met difficulties, including concerns from neighbours, so the new scheme had to answer those concerns from the outset.

The outcome

With a coordinated architectural and technical case, the scheme was granted planning permission and listed building consent. The client can now move forward with alterations that had previously stalled.
