A leading international interior design practice has appointed Payte to provide specialist higher-risk building and regulatory services for the refurbishment of a substantial apartment at Embassy Court, St John’s Wood.
The building
Embassy Court, designed by CZWG, is an eight-storey private residential building on Wellington Road overlooking Lord’s Cricket Ground. Clad in Portland stone, it contains luxury apartments and penthouses.
At eight storeys with multiple homes, it is a higher-risk building. That means most building work inside it needs approval from the Building Safety Regulator before it starts.
Our role
The refurbishment is a substantial high-end residential scheme. Payte’s appointment covers:
- the Principal Designer (Building Regulations) role
- the strategy for the Building Safety Regulator application
- coordinating the architectural and technical information the works require
The challenge: ambition within a tougher framework
The interior team’s vision is ambitious. The regulatory framework for higher-risk residential buildings is now far more demanding. A key part of Payte’s commission is making sure the first can be delivered within the second.
That takes close coordination across architecture, interior design, M&E, fire safety and building management. It also means building the project’s golden thread: accurate, up-to-date information about the work that stays with the building.
