A major international insurance and claims organisation has retained Payte for specialist architectural and higher-risk building advice at The Landmark in London’s Docklands, following fire damage to an apartment.

The challenge

The Landmark is a registered higher-risk residential building. In a building like this, putting a fire-damaged flat back together is not just a repair job. Most building work in a higher-risk building needs approval from the Building Safety Regulator before it starts, and the regulator expects evidence of how the work affects the existing building.

That brings a long list into play: fire compartmentation, ventilation, specification, product information, the condition of the existing building, and the duties the Building Safety Act places on everyone involved. Each one shapes how the reinstatement can be designed, approved and built.

Our role

Payte was brought into the professional team to set a coordinated route through the regulatory process. The appointment covers:

  • the Principal Designer (Building Regulations) role, responsible for planning, managing and monitoring the design so it complies
  • architectural services for the reinstatement
  • coordination with the Building Safety Regulator
  • liaison with the relevant specialist consultants

The aim is a single strategy that the client, consultants and contractor all work to, with the right information captured for the building’s golden thread as the work goes on.
