Payte appointed on premium Marylebone retail fit-out within major estate

Payte has been appointed to provide architectural, regulatory and Principal Designer services for the fit-out of a new premium wellness and beauty destination at Loxton Walk in Marylebone.

The setting

Loxton Walk is a new open-air retail and restaurant courtyard, developed by Derwent London and The Portman Estate. New avenues from Baker Street, Gloucester Place, George Street and Blandford Street lead into it, creating a fresh destination at the heart of Marylebone.

More than interior drawings

Payte’s role goes well beyond the interior design. As well as the architecture, it covers:

  • coordinating the Licence to Alter process with the landlord
  • acting as Principal Designer (Building Regulations), making sure the fit-out design complies
  • managing the interface between the landlord’s base-build works and the tenant fit-out

The challenge: where base build meets fit-out

In a new development, the landlord hands over each unit as a white box, and the tenant builds out from there. At Loxton Walk, parts of the landlord’s white-box works and the incoming tenant works had to be carefully coordinated before occupation and final completion.

Get that interface wrong and the result is clashes on site, rework and delays to opening. Getting it right means the landlord’s approvals, the statutory sign-offs and the fit-out all land together.
