There’s a fitness tracker on the wrist of half of Chelsea, and the houses are doing most of the work. A typical terrace off the King’s Road stacks five floors onto a footprint smaller than some kitchens. Lovely from the street. Exhausting to live in badly.
And most of them are lived in badly. Not through anyone’s fault — through inheritance. The Victorian floor plan assumed servants doing the climbing. Kitchen at the bottom, grand rooms in the middle, family asleep at the top, staff running the vertical miles in between. Take the staff away and the family inherits the miles.
The fix isn’t more space. It’s zoning — deciding what each floor is for, using how your household actually moves.
Count the journeys, not the rooms
Our method on every vertical house starts with a boring exercise that changes everything. Map a normal day. Where does breakfast happen, where do school bags live, where does laundry start and finish, where do parents end up at 9pm? Then count the staircase journeys each arrangement forces. The classic Chelsea layout scores terribly: laundry alone can be a four-floor round trip. Every journey you design out is won every day, forever.
Three moves do most of the work. First, the daily floor: breakfast, bags, coats and the family’s real entrance belong on one level, whichever floor that honestly is.

When the lift enters the chat
