Radnor Lodge, Paddington
Architectural
interior design
Our client, a property developer, had purchased a flat on Sussex Place in Paddington to let. We were brought in during 2026 to handle the Licence to Alter and to design the interior. The brief was modern and high-end, but on a budget that left little room for indulgence. The flat was let within a day of going to market.
Project Year: 2026
Country: United Kingdom
Architecture
No work could begin until the landlord had agreed to it, so the Licence to Alter came first. We prepared the package, dealt with the landlord’s queries, and had consent in place for works to start in May 2026. Running this through the same team as the design meant our [London architects] could anticipate what the landlord would want to see, and the client had one practice to deal with rather than several.
Interior Design
Badrieh Johari, our Creative Director, led the design. Her starting point was the listing photograph. Most tenants decide whether to book a viewing from a handful of images, so each room was considered as much for how it would photograph as for how it would feel to live in. The finishes needed to look refined but also cope with years of rental use, which ruled out anything delicate. Spending was concentrated on the first things a visitor notices, and we were happy to keep the rest simple. More of our [London interior design] work can be seen here.
OUTCOME
The flat was let in under 24 hours, so the client went straight from completion to rental income.
